AI PMS vs AI property management software: why the search results are two different industries
Two phrases that sound identical return two different industries. If you manage six Airbnbs and search the obvious words, you will be shown software you cannot buy and could not use.
The problem, stated plainly
Search “AI PMS” and you get short-term rentals: Guesty, Hostaway, Hospitable, iGMS, Jurny, Boom. Nightly bookings, Airbnb, guest messaging.
Search “AI property management software”and you get residential. On 28 July 2026 that query returned Buildium’s blog in two positions, Beam AI, Matterport, Re-Leased and MRI Software. No short-term-rental platform appeared. A companion search naming the major vendors returned AppFolio, Yardi, Buildium, RealPage, Entrata and EliseAI — every result about apartments, leases and tenants.
This is not a ranking accident. Residential property management is a far larger software market with far larger marketing budgets, and it got to the generic phrase first.

Why the tools genuinely do not cross over
Booking cadence.A short-term rate changes daily, sometimes several times a day. Residential rent is set once at signing and revisited at renewal. An AI trained to move tonight’s price has nothing to do in a building where the price is fixed for a year, and a renewal-offer engine has nothing to do on a property that turns over every three nights.
Channel dependency.An AI PMS lives on OTA APIs. If Airbnb’s connection drops, the product stops working. That dependency decides what can be automated and what is impossible. Review replies are the clearest case — whether software can post a reply is decided by the channel’s API, not by the PMS. Residential software has no equivalent constraint, because the lease is signed direct.
Unit of work. Short-term software is organised around a reservation with a check-in, a check-out and a clean in between. Residential software is organised around a lease with an application, a deposit, a rent ledger and a renewal date. Different data models, and the AI layers inherit the difference.
Pricing structure.Buildium charges flat monthly tiers with no per-unit charge — Essential from $62, Growth from $192, Premium from $400. AppFolio’s entry plan states “Minimum spend and 50 unit minimum apply” and publishes no numbers. Both are rational for a business managing hundreds of doors. Both are wrong for someone with six cabins, in opposite directions.
Regulatory surface. Residential leasing AI makes decisions that sit inside fair-housing and tenant-screening law: who gets shown a unit, who gets approved, what a leasing assistant may say. Short-term guest vetting is a lighter regime. That alone would keep the categories apart.
What the residential vendors have actually shipped
Worth stating, because the residential side is further along on agentic marketing than the short-term side and the vocabulary bleeds across.
RealPage announced Lumina AI Workforce on 12 August 2025 as “the multifamily industry’s first agentic AI platform” with “a coordinated network of intelligent AI agents that work across leasing, operations, facilities, finance and resident engagement” — five named agents. No pricing published.
Yardi announced expanded multifamily AI agents on 15 June 2026, naming Chat IQ, which it says automates “lead nurturing, tour scheduling, application support, payment reminders and renewal outreach”, alongside Virtuoso Assistant, AI inspection agents and Yardi Smart AP. No pricing published.
Entrata describes itself as “The Agentic Operating System for the places people live” and names Leasing AI, Maintenance AI, Payments AI, Renewals AI, ELI Call Analysis and Homebody. No pricing published.
EliseAI describes itself as “an agentic AI platform designed to improve operating efficiency in both healthcare and housing”. Named products include EliseCRM, VoiceAI, AI-Guided Tours and Lease Audits. No pricing published.
AppFolio names Realm-X, described on its site as “designed from the ground-up with AI as a core building block, not an add-on”, included across Core, Plus and Max. Pricing is quote-only.
Buildium is the only one of the six publishing entry prices, and puts an AI Assistant on Essential, AI-enhanced Communications on Growth, and the full AI and automations suite on Premium.
Note the pattern: five of six publish no prices at all. That is the same disclosure problem the short-term side has, in a bigger market.
Do any of them do both?
Not usefully, on their own pages. AppFolio lists the segments it serves as multifamily, single-family, student housing, affordable housing, community associations, commercial and investment management; short-term and vacation rentals are not among them (checked 28 July 2026). RealPage’s Lumina announcement makes no mention of short-term rentals. Third-party write-ups occasionally claim AppFolio supports vacation rentals; we could not confirm that on AppFolio’s own pages and do not assert it. In the other direction, none of the short-term platforms in the Index offers lease accounting, tenant screening or rent ledgers.
You are in the wrong place if…
…you manage apartments on 12-month leases. Start with AppFolio (50-unit minimum, quote-only), Buildium (published flat tiers from $62 per month), Yardi and RealPage (enterprise multifamily, quote-only) or Entrata. Nothing on this site will help you.
…you want an AI leasing assistant on top of an existing residential system. EliseAI is the most established name for conversational leasing across multifamily, single-family, student and affordable housing. It layers on your system of record rather than replacing it. Pricing is quote-only.
…you manage commercial or mixed-use. Different again. Yardi and MRI serve that market; neither is covered here.
…you manage fewer than 50 residential units.You are in the gap between the two industries. Buildium’s published flat pricing is the most accessible starting point of the six named above, because it does not carry a unit minimum on its entry tier.
