AI PMS comparison: 12 short-term-rental platforms, AI capabilities and published pricing

Verdicts, one per platform
Each block is the same two questions, asked of every platform in alphabetical order: who it genuinely suits, and who should not buy it. The second question is the one that matters, and it is answered for Zugrow on the same terms as everyone else.
Mid-to-large US property-management companies (roughly 20+ units) that want back-office automation - trust accounting, task creation, review management - bundled with guest messaging, and who are comfortable negotiating price.
Who should not buy this
Anyone who needs to know the price before booking a demo. Boom publishes no pricing at all - /pricing is a 404 - so a 1-5 property host cannot size the cost without entering a sales process. It is also the weakest vendor in this set for dated, verifiable AI evidence: every AI claim traces to marketing pages or a launch blog post with percentage claims and no GA statement, plan tier or product documentation. If your buying test is 'show me the ship date and the tier', Boom currently fails it.
Professional managers above roughly 20 units who need trust accounting, owner statements, multi-user permissions and a deep agent catalogue, and who have the leverage to negotiate a Pro quote.
Who should not buy this
Hosts with 4 or more listings who want to know the price. Published pricing stops dead at 3 listings - the moment you hit 4 you are in a quote process, which is exactly the point at which most operators start comparing. Also a poor fit for anyone who wants AI included rather than metered: the two capabilities most likely to pay for themselves - PriceOptimizer and Advanced Analytics - are paid add-ons whose prices are not published, so the real cost of 'Guesty with AI' cannot be computed from the website at any portfolio size.
1-15 property owner-operators who want AI messaging that actually sends, and technically-minded operators who want to drive their PMS from Claude or ChatGPT via MCP.
Who should not buy this
Anyone attracted by the $0 Essentials plan who actually wants the AI. MCP is explicitly excluded from Essentials, and the pricing-page comparison puts AI Auto Reply at Mogul ($99/month) - so the headline free tier is not where the AI story lives. Also wrong for managers who need owner accounting and trust-accounting depth at 20+ units, and for anyone whose buying case rests on AI guest screening: no vetting capability is documented anywhere on Hospitable's AI page or its recent changelog.
Professional managers roughly 15+ units who want channel depth, native dynamic pricing and AI messaging in one subscription, and who are willing to run a sales process to get a number.
Who should not buy this
Anyone doing a like-for-like cost comparison. Hostaway is the purest quote-only vendor in this set - its pricing page is literally a three-step lead form - so it cannot be placed on a price axis against Hospitable, iGMS or Uplisting without surrendering your contact details first. Small portfolios (1-5) are the wrong shape for that process. And if AI review replies or AI guest screening are your deciding features, look elsewhere: neither is documented, and Hostaway's own changelog carries no AI entries at all, so there is no dated shipping record to check a salesperson's claims against.
5-20 property operators who want an autonomous messaging agent with a documented escalation path and a price they can compute before talking to anyone. The annual PRO scale is genuinely cheap at scale ($9.60/property/month at 10 properties).
Who should not buy this
Single-property hosts. The sliding scale punishes small portfolios harder than any other published-price vendor here: PRO is $48/property/month at 1 property versus $18 at 8 - a 2.7x penalty for being small - and PRO+ starts at $69. Also wrong if you want the autonomous agent cheaply: AI Agent, AI Property Knowledge and (when it ships) AI Upsells are all PRO+ only, which starts at $69/property/month monthly. And if AI review replies or AI guest screening are must-haves, iGMS does not document either.
Operators at roughly 30+ units who want guest screening, upsells and messaging under one AI vendor, are past the $400 floor, and can absorb per-unit add-on stacking.
Who should not buy this
Anyone under about 21 units. The $19/unit headline is the cheapest per-unit price in this set and simultaneously the most expensive real-world bill below the floor: a 5-property host pays the $400/month minimum, which is $80 per property per month - more than four times the advertised rate, and more than Guesty, Hospitable, iGMS, Lodgify, Smoobu, Uplisting or Zugrow charge at that size. Also wrong for anyone whose buying standard is a ship date: Jurny publishes no changelog and no release notes, so every AI capability above rests on marketing copy alone. The loudest AI claims in the category have the thinnest verifiable shipping record.
1-5 property independent hosts whose priority is a direct-booking website with a channel manager attached, at a genuinely low entry price and 0% booking fee.
Who should not buy this
Anyone buying Lodgify for the AI. As of 28 July 2026 the AI Co-Host is an early-access signup, the new Dynamic Pricing engine is 'rolling out this summer', the free Direct plan is 'available this summer', and the ChatGPT booking connection is a pilot - four of the five headline announcements from the 13 May reveal are still future-dated. What ships today is an 'AI-powered unified inbox'. Also wrong for larger managers: there are no owner statements, trust accounting or team-permission depth at this price point, and the four-tier ladder is designed around website features rather than portfolio scale.
US owner-operators and small managers who want depth in rates, taxes, owner statements, forms and channel management with free channel management and no booking fees - and who value being able to compute their exact bill before signing up.
Who should not buy this
Single-property hosts on a tight budget, and anyone who wants AI beyond messaging. The $40/month one-property minimum is the highest entry price of any published-price vendor here except Uplisting's £72 flat, and adding Rezzy AI takes a solo host to $49/month before websites, SMS or property management. On capability: Rezzy does guest messaging, task creation and sentiment - it does not reply to reviews, does not price, does not screen guests and does not upsell, and OwnerRez does not pretend otherwise. If you want an autonomous pricing or vetting agent, this is the wrong product; if you want dated, honest documentation, nothing here is better.
European 1-5 property hosts who want a reliable EUR-billed channel manager, direct booking system and guest CRM at a low flat price, and who do not want to pay for AI they will not use.
Who should not buy this
Anyone buying a PMS because of its AI. Smoobu should not appear on an AI shortlist at all in July 2026: there is no AI feature on the pricing page, no AI entry in the product-update archive, and the company's own blog recommends bolting on third-party AI (Gemini, an AI Concierge partner) rather than pointing at anything native. The last product update was 16 April 2026. Also wrong for US operators (billing is EUR-native) and for anyone above ~10 units who needs owner statements and trust accounting.
UK/EU managers at 6-40 properties who want client statements, owner portals and security deposits as first-class paid modules with published prices, and who are not buying for AI. The flat GBP 72 tier is good value at exactly 5 properties (GBP 14.40/property) and poor value at 1.
Who should not buy this
Anyone who needs AI today, and single-property hosts. Uplisting is the clearest 'not an AI PMS' in this set: its only AI feature is marked coming soon on its own pricing page, and its changelog carries no AI entries whatsoever - so there is nothing to verify a ship date against. On price, the GBP 72 flat fee means a one-property host pays GBP 72 + VAT for a portfolio tool built for five, and the crossover against the GBP 16/property tier means portfolios of exactly 4-5 are the only ones where the flat tier is genuinely efficient.
Operators who want native ID verification, rental agreements and security deposits inside the PMS rather than bolted on, and who are willing to negotiate a package. The free ZeeLink tier is genuinely unusual - unlimited properties at GBP 0 with 0% direct booking fee.
Who should not buy this
Anyone who wants to compare prices. Above the free tier Zeevou publishes nothing - not a per-unit rate, not a plan price, not the ZeeLink network fee percentage that funds the free plan - so the true cost of the 'free' plan is itself unquantifiable from the website. Its AI is also the least advanced of the vendors that make an AI claim: drafts only, no autonomous send, no review replies, no native pricing or vetting agent, and no rolling changelog to date anything against. If your test is 'a ship date, a plan tier and a price', Zeevou currently supplies none of the three.
Small AI-first portfolios that want guest messaging, guest vetting and nightly pricing inside the PMS, with an explicit Off / Suggest / Auto control for each agent. It also fits buyers who value a free one-property Solo tier, published monthly and annual prices, free channel connections and 0% booking commission instead of a sales-led quote.
Who should not buy this
Two groups should hold back. (1) Operators at 20+ units that need mature owner accounting or client reporting now: Zugrow marks owner statements and client reports coming soon on Max, so Guesty, Hostaway and OwnerRez should be compared for those workflows. (2) Anyone buying specifically for automated early check-in or late-checkout upsells, or for AI review replies: both agents are marked coming soon on Zugrow's live homepage, not shipped. The shipped case is guest messaging, guest vetting and nightly pricing; buying on the roadmap would be premature.
