True cost calculator: what an AI PMS actually bills you every month

Headline per-unit prices are not bills. Minimum commitments, band scales, included-property counts and separately-priced AI add-ons decide what you actually pay. This computes the total from a property count, for the 8 of 12 platforms that publish enough to compute one.

Read this before you read a number.Every figure is derived from the vendor’s own published pricing page or support documentation, on the date shown against it. Nothing is estimated, averaged or converted between currencies. Where a vendor publishes a “from” rate, the result is labelled as a floor rather than a total. Where a vendor publishes nothing, it appears under the vendors that will not publish pricing and no number is guessed on its behalf.

We do not convert currencies, because a conversion rate is a number we would have to invent and it would be wrong by the time you read it. Hospitable

  • Hospitable's published structure is a monthly base price plus a per-additional-property fee. Host is $29 per month with 1 property included and $10.00 per additional property.
  • Host is the cheapest paid plan at every property count, because Professional ($59 + $15 each) and Mogul ($99 + $30 each) carry higher per-property fees.
  • The Essentials plan is $0 for unlimited properties and is excluded here, because Hospitable's own documentation excludes MCP from Essentials and its pricing page places AI Auto Reply at Mogul.
  • Monthly billing. Hospitable publishes a 12% annual discount on the standard rate (Essentials excluded); that discount is not applied.

iGMS

  • iGMS has no single per-property price. The per-property rate falls as the property count rises, and every rate used here was read from iGMS's own pricing page for 1–20 properties.
  • PRO on monthly billing. iGMS also publishes an annual scale that is materially cheaper — for example $9.60 per property per month at 10 properties against $17.40 monthly.
  • The published scale on the page runs to 20 properties, so no total is computed above 20.
  • The FLEX plan ($1 per booked night, $20 per property per month minimum) depends on occupancy and cannot be totalled from a property count alone.

Jurny

  • jOS AI base plan at $19 per unit per month on monthly billing, subject to Jurny's published $400 per month minimum commitment.
  • The $400 floor is what most portfolios actually pay: below roughly 21 units it exceeds the per-unit total.
  • Annual billing is published at $13.30 per unit per month and is not applied here.
  • The Pricing Intelligence ($12 per unit per month) and Smart Device Hub ($4 per unit per month) add-ons are excluded from every figure shown, because Jurny does not label either with “AI”.

OwnerRez

  • OwnerRez publishes a cumulative band scale: a $40 minimum covering property 1, then $15 each for properties 2–3, $10 for property 4, $8 each for 5–9, $7 each for 10–19, $6 each for 20–49, $4 each for 50–99, $3 each for 100–199 and $2 each for 200+.
  • Channel management and digital signatures are published as free and add nothing to this total.
  • US sales tax is added on OwnerRez invoices in a number of US states. It is excluded because it depends on your state.

Smoobu

  • Professional Flex is published at €29 per month, with additional units published as “from €9.60 per month”. Because €9.60 is a floor rather than a fixed rate, the total below is a floor and not a quote.
  • Professional Flex also carries a 0.9% booking fee. That depends on your booking revenue, not your property count, so it cannot be included in a property-count total. Your real bill will be higher.
  • Smoobu bills in EUR. No currency conversion is applied anywhere on this site.
  • The commission-free alternative, Professional Prepaid, is published at €31.50 per month.

Uplisting

  • Independent Host is a flat £72 per month covering 1–5 properties. Portfolio Manager is £16 per property per month for 6–40 properties.
  • Premier (41+ properties) is custom-priced, so no total is computed above 40.
  • All Uplisting prices are published + VAT. VAT is not added here because it depends on your registration status.
  • Client Statements + Portal (£8 per property per month), Security Deposits (£4 per property per month) and Guest Identity Verification (£1.65 per verification) are optional paid modules and are excluded.

Zugrow

  • Pro at £19.95 per property per month on monthly billing. Annual billing is published at £16.65 per property per month and is not applied here.
  • The Solo tier is free forever but is capped at 1 property and 2 channel connections, so it is not used as the comparison plan.
  • Guest verification is pay-per-use on Pro and deposit collection carries a platform fee. Neither price is published, so neither can be included. By this site's own transparency rubric those are gaps in Zugrow's published pricing.
  • 0% booking commission is published on every tier, so no commission is added.

How this works

The calculator is a deterministic rules engine over the same dataset that renders the capability matrix and the comparison table. There is no model at runtime, so the same inputs always give the same outputs and every number can be traced to a published source. The rules are described in full on the methodology page.

A vendor gets a row here only if two things are true: its pricing is graded published or partly published in our dataset, and its published structure is complete enough to total from a property count. A vendor that publishes a price at one property but not the scale above it fails the second test and is listed as not computable rather than extrapolated.

What is deliberately excluded everywhere: VAT and US sales tax, which depend on where you are; percentage booking fees, which depend on revenue rather than property count; promotional rates, which expire; and onboarding fees, which are negotiable. Each of those is named in the assumptions for the vendor it applies to.

A total is not a decision.
